Hi Ypn’ers! If you are like most people, you are planning to do one of two things for the New Year:

1.)      Get motivated and try once again to set a new goal for the New Year, or…

2.)      Don’t even attempt it because you have been there, done that, and are tired of setting goals every year only to disappoint yourself by not achieving them.

There are many things that I am not very good at. For example, I have good form but swim at the speed of a sloth in the water. I am also probably the most directionally dysfunctional person you will ever meet. Don’t challenge me on this. I have come to terms with this fact and I accept it. But one thing I have always been very good at is to understand WHY people do what they do, or don’t do what they do. In every circumstance there are specific reasons why we are successful or not, shy or outgoing, look up or look down, speak high or low and so on.

In an effort to not bore you with the psychology of it all, I will just say this: There are very specific reasons why you have or have not hit your goals in the past or why you will or will not going forward. I have the fortune of keynoting conventions for groups all over North America and recently I covered this very topic. If you want to figure out how to set your goals for 2012 and actually achieve them… then enjoy this short clip!

With a guest list of 500 career-driven REALTORS® and their friends, the networking scene was hot and the dance floor even hotter Friday night at the exclusive Young Professionals Network party.

“It’s incredible to see the energy of these folks,” said attendee Eric Berman, communications director for the Massachusetts Association of REALTORS®.

The National Association of REALTORS®’ dynamic YPN community has grown to more than 200 local and state networks across the country, with an estimated 15,000 REALTORS® participating. Three of those YPN groups were honored Friday night as Networks of the Year: California Association of REALTORS® YPN,  Chicago Association of REALTORS® YPN; and the Athens, Ga., YPN.

“Keep it up, we’re doing great things,” Nobu Hata, 2012 chair of NAR’s YPN Subcommittee told the crowd.

The event, held at the at the Heat Ultra Lounge in Anaheim, was sponsored by Century 21 and Kodak. To learn more about YPN and access resources to help start a network in your area, visit REALTOR.org/YPN.

It wasn’t that long ago that my partner and I were kicking around ideas for a spring marketing plan on our big listing on the Connecticut River.  After all that snow and a wet early spring we were looking for fresh ideas and an approach we hadn’t tried yet.

Enter the live webcam: A fun way to share, not just the view of the deep-water dock, but for potential buyers to check out the boats gliding by, or the peace and tranquility of the river!  It’s one thing to show photos, but this is “real-time, live, unedited, what it’s like at Knowles Landing right now.”  Our first weekend of promoting it via the website and social media yielded a big jump in web activity.

Here’s the skinny on what you need to make it happen.  In our case, my partner is the tech genius who figured it all out.

We’re using a Logitech HD Pro Webcam C910 which priced out at under $100 and will be used again for other projects: http://www.logitech.com/en-us/webcam-communications/webcams/devices/6816.  It is being encoded using Adobe Flash Media Live Encoder and streamed via www.Stickam.com. We have a Gateway laptop (we switched out the netbook because was too slow) situated in the boathouse using a wifi connection to the main house. My partner can also control the laptop remotely using www.logmein.com which is a remote access program from any laptop (and his iPhone) for when the cam goes down (Stickam times out after 24 hours) – Stickam is normally used to broadcast short live shows, not 24/7 streaming but it had the quality we were looking for at the price that was right for us.  It sometimes runs ads first before going to the live view, but the quality really is excellent.  You can check ours out here http://www.knowleslanding.com/live.html.  (I don’t have the flash to play it on my iPhone, but to check it on my iPhone I downloaded the free Stickam app and searched Knowles and can view it that way.) Have you ever thought about some things you can incorporate into your listing presentation that will really juice it up? Here are a few tips to help you get your listing presentation looking like Barry Bonds.

Show them:

1.      Graphs, Charts, Tables of Market Data. Comps, recent sales, and anything that can be explained with numbers, make it visual! (If you’re a Mac user, I strongly recommend Numbers for Mac.
Very easy to use and make your numbers “pop.”)

2.      Marketing. Show them your property flyers with your amazing photos. Show them your blog, videos, advertisements, postcards, etc. They want to see what you have done in the past and what you will do for them now.

3.      Social Media. Show them your Facebook business page. Twitter. Show them the different avenues you use to reach out to your following and how you market your listings on those networks.

4.      Technology. If you have an iPad, make or upload your listing presentation in Keynote (Hands down, best Mac program to use when making presentations.) Bring an actual binded, professional looking listing presentation to the appointment, and bring your iPad also. Hand the iPad to the Seller and let them flip through the presentation on there while you go through the paper version. That alone will sell them. Continue reading »

Are you on YPN Member Fuse? You should be. It’s the new Young Professionals Network online networking community and database system exclusively for members affiliated with a YPN.

The goal of Member Fuse is to provide an easy-to-use forum of interactive and searchable YPN profiles, allowing members to connect and share ideas.

Ben Martin, product manager at NFi Studios, helped YPNers sign up and create profiles during the YPN Midyear networking event May 10 at the Park at Fourteenth in Washington, D.C.

“We’ve seen how the YPN Facebook page has taken off. I want to see the same type of excitement and interaction going on at the YPN Community,” said YPN Vice Chair Nobu Hata during the Subcommittee’s Midyear board meeting. “The goal is to be the hub for all things YPN.”
