1.)    … All you do is play Farmville, or any of the other silly games on Facebook. Seriously, I think I could live without a steady news feed of who fertilized whose crops. I know I can hide you from the news feed, but when I look at your profile and all I see is Mafia Wars being played all day long I get a little worried! Maybe you should consider getting a Nintendo Wii!

2.)   You are a fellow REALTOR® and all you are going to do is post information about your listings. Thanks, but no thanks. By the way, this is not interesting to consumers, either — and they may have already hidden you from their news feed. I’ve yet to run into a consumer who has indicated that they would prefer to find listings on Facebook instead of Realtor.com. So, let’s keep the real estate stuff on the real estate sites and the social media stuff on the social media sites. It’s called social media, not real estate media. I certainly hope you don’t go to cocktails parties and talk about your listings the whole time to people you barely know? Of course you don’t, so, if you don’t do it there, don’t do it on Facebook either. Continue reading »

Generation Y REALTORS® have written the obituary on colleagues who fail to utilize social media - I respectfully disagree. I know too many top producers who are doing just fine without spending every waking minute checking their status update on Facebook or tweeting their every move to the world.

Don’t get me wrong, I use social media more than most. But, it isn’t a make-or-break tool. I went on a listing appointment recently and the sellers didn’t know what YouTube was. How important is the video tour then? As the son of two REALTORS®, I have seen the obituary written on the older generation, over and over, by the younger generation.

Here are a few times when older REALTORS® were declared “dead in the water” by younger REALTORS®:

1.) When the multiple list system went from binders delivered to the office to a software-based program on the computer.

2.) When contracts went from carbon paper to computer-based programs.

3.) When the “talking house” was the it fad.

4.) When virtual-tours came online in the early 2000s.

5.) When social media became the latest craze around 2005-2009.

An agent asked me the other day if Facebook meant the end of her. I replied “NO!” Facebook and Twitter aren’t for everybody and they aren’t for every buyer and seller. YOU CAN BE SUCCESSFUL WITHOUT SOCIAL MEDIA!

What’s most interesting is that according to a 2008 NAR Member Profile the average age of REALTORS® climbed from 52 to 54. What does that tell you? Facebook hasn’t ended the need for skillful, seasoned REALTORS® who know what they are doing! Younger generations have much to learn from those who have been around the longest. Sure, my parents could learn a thing or two from me about Facebook, but I need to learn far more from them!

Real Estate Agent 1.0 takes any listing at any price and then spends their time working on a price reduction.

Real Estate Agent 2.0 prices listings at market value, only take saleable listing and always tell sellers the truth about price.

Real Estate Agent 1.0 has no marketing plan. Unless, it is a plan to put a sign in the yard and hope the local MLS sells the home?

Real Estate Agent 2.0 is all about action and is proactive. They follow a written marketing plan that emphasizes Internet exposure.

Real Estate Agent 1.0 charges whatever commission they can get.

Real Estate Agent 2.0 has a no-hassle menu of marketing options so sellers can choose the plan that fits their needs.

Real Estate Agent 1.0 still takes pictures of their listings themselves, and puts no more than a few low-quality photos on the Internet.

Real Estate Agent 2.0 uses the services of a professional photographer and has high-resolution photographs and gets a virtual tour. Continue reading »

I’m the 21st century REALTOR®, so let me tell you more.

I’m digitally enhanced, slightly cropped, I’m fine tuned and on iTunes downloading a new ring tone for my iPhone.

I’m camera ready, custom made, plugged-in and ready to rate, constantly updating my status update.

I e-mail, I e-commerce, I e-trade, but my life is still far from easy. I text early and e-mail late, but I always Pay-Pal on time.

I have too many user-names, passwords, and trick questions.

I said goodbye to MapQuest, but put me to the test because I’m now on GPS.

I grew up with a Rubik’s Cube, but now I have my own channel on YouTube.

I got rid of MySpace because it’s not my look, but my life is no longer my business, I’m keeping you updated on Facebook.

I’m not lame, I like to do things, so I don’t watch HGTV, FLN, TLC or DIY, but I do have HDTV and I always rent “On Demand.”

I work late, I social network, I’m connected to a Wi-Fi network, I don’t have time for network TV, but love watching TV sitcoms on my DVR.

I’m too young to be in bed by ten, but too old for AOL IM.

I have no need for CDs, I’m 100 percent MP3s.

We might have a lot in common and maybe we should meet, follow me on Twitter and read my latest tweet.

The real estate boom is done, so relax and take a run, I’m making the best, I’m clearly having fun.

Well friends give me a call or write on my wall, but for now I must go – I’m the 21st century REALTOR®, now you know!
