Do you live your life as two people – one person at work and another person at home?

Probably not…

So why are you trying to be two people online???

I am seeing many of you with multiple identities on Facebook – the one you created for “work stuff” and the one that you created to share the rest of the stuff in your life.  In my humble opinion, this is a bad idea.  At its core Facebook is a social network.  Never forget that.  Not that you can’t get business from Facebook – you absolutely can – but I don’t think you will get business by posting your listings on your wall everyday and telling me to hurry up and buy before the $8,000 tax credit runs out.  In fact, I will probably break up with you on Facebook if I haven’t already.

From a practical standpoint, think about the time.  Maintaining one identity on Facebook can be time-consuming, but two… well now you’re talking second job.  And what about those friends that find you on the “wrong” identity?  Some friends might be both a “work” and “other” connection.  Do you add them as a friend under both of your Facebook accounts?  How annoying would that be for the added friend?  A quick post on the wrong wall and then what? Writing a successful blog does not just happen.  Just like anything that is successful, planning is required.  Winston Churchill said, “Let our advance worrying become advance thinking and planning.” Instead of worrying what to write, just focus on thinking and planning, then the subject matter will reveal itself.

I see many people start a blog, but over time they run out of things to write about to keep the interest of readers.  These bloggers started without a plan.  You loose the readers and soon you are just keeping a daily journal for yourself.  Here are a few steps that will help you write a successful blog.

Identify your audience. Without a specified audience, you are writing to yourself.  Are you writing to reach first-time home buyers? Or are you writing about how you can help someone sell their home quickly for the most money?  Your writing needs to be specific to the intended audience to maximize the response of your efforts. In the spirit of October and Halloween, I think it’s a perfect time to discuss the many superstitions, beliefs, and practices held by home buyers (and sellers). As I’ve implied before, the San Francisco Bay Area is a cauldron pot of ancestries, religions, family, and marital statuses. But with that diversity there is a cobweb of belief systems and practices.

Examples of Taboo Features:

Structural

  • Home (or front door) faces Northdoesn’t encourage harmony, natural flow, warmth, protection, etc. as it would if it were facing other directions.
  • Staircase (or backdoor) visible from front door – means any good fortune in the home will quickly flow out.

Conceptual

  • Death in home – the person’s spirit may still remain in the home.
  • Numbers in address or purchase price are unlucky – 4 and 13 are unlucky, or any number ending with a downward stroke (1,4,7,9).

It’s been said over and over that social media can be a huge benefit to your real estate business.  I have found this to be true on so many levels, as my company has received countless referrals off of Twitter and Facebook by talking about what I love to do.  And yes, like you, what I love to do is sell real estate!

But what has also been asked by many REALTORS® who have embraced the numerous social media sites is… how can I save time by posting photos and updates to one site to send out to all of my other social media sites?

New things come up all of the time, but the flavor of the month is Posterous. Posterous is a free site that is simple because all you have to do is e-mail your file and it will post to your Twitter, Facebook, Flickr, blogs, and more within seconds.

Again, it’s free and it is super simple.  I encourage you to give it a try.

Depending on which real estate company you are currently operating with, there is one truth that you probably have heard expressed over and over: Lead generation is the key to a successful real estate business. Without generation, the well can dry up and the next thing you know your scrambling to find that next client.

Methods of lead generation can include farming a geographic area, prospecting a sphere of influence, pop-bys, open houses, and many other tried and true methods. With the influence of rapidly progressing technology, new methods are developing that might be outside the traditional methods of lead generation.
